If you need to obtain a BER Cert, it is crucial that you use the services of a BER qualified assessor. Forest Leaf are registered with Sustainable Energy Ireland and are fully qualified to award BER Certificates for new and existing dwellings using the approved DEAP computer software.

Our energy ratings will not only provide you with your BER Certificate to cover your legal conveyance requirements (i.e. when selling or letting a house) but our team will also include impartial advice regarding the type of remedial works and the options available to you in order to reduce energy costs and your total annual CO² usage per year.

Forest Leaf BER Certificates are conducted in compliance with Sustainable Energy Ireland’s recommendations. We are fully certified and registered with SEI and are among the most affordable and most qualified BER assessors in the country.

Consultancy

Forest Leaf can provide expert consultancy and advice from our highly experienced team and can help you to fully understand and take advantage of the current Sustainable Energy Ireland Governmental Grants such as the Home Energy Saving Scheme (see FAQ). This new National scheme provides grants to existing home owners who wish to improve their energy efficiency through constructive remedial measures.

Display Energy Certificates

EPBD (Directive 2002/91/EC), Article 7(3) requires that for buildings occupied by public authorities/institutions from 1st January 2009 providing services and having a useful floor area over 1000m2 must display a Display Energy Certificate in a prominent place visible to the public.  This is transposed in SI 666 (2006) Article 8 & amended by S.I 591 (2008).  To produce a certificate our assessor will initially require proof of the specific buildings operational data (energy consumption by extracting data from the clients fuel consumption statements i.e. electricity/oil/renewable energy supply).  This operational data will be used to calculate the energy and CO2 emmissions per square meter.  The assessor will then measure the building if plans are not readily available.  The purpose of the Display Energy Certificate is to promote and assist sustainable energy.  For further information or to make a booking please contact us.

Building Survey / Condition Survey

A condition survey is an inspection of the construction and building services of a property in sufficient detail as to enable the Building Surveyor to advise what impact the current condition will have upon the client. It is often regarded as a "Health Check" for the building and examines all accessible parts of the building.  A condition survey is usually commissioned prior to the purchase of a dwelling.

A typical Building / Condition Survey would typically include the following;

  • Description and evaluation of the construction method & materials
  • Evaluation of the general condition of the property
  • Identification of both major and minor defects
  • Outline of potential future defects
  • Recommendation for any special further investigation (if required)

 

We can also provide estimates for any reparation works where required.

Snag Lists

Snagging is carried out on newly constructed properties. We will inspect the building a compile a list of 'snags'. This report outlines a list of unfinished works, defective works and any irregularities or shortcomings with the property. This purchaser then forwards this list to the developer and it should be completed prior to finalisation of contract documents.  If required we can re-inspect the property to ensure all deficiencies raised on the list are attended to and completed.

Pre-Lease Acquisition Survey

The purpose of a pre-lease acquisition survey is to provide tenants entering into a leasehold agreement with an overall picture of the condition of the property. This survey will also act as  protection for the tenants interest where they are required to return the building to the landlord in the same condition as that when the lease commenced. It will protect the tenant from any future dilapidation claims.  We will outline any areas requiring repair and also those which may require maintenance during the term of the lease.  In frequent cases the existing layout of the property does not suit the incoming tenant and in this case we can offer both a measured survey of the existing layout and a design proposal for any alteration and additions required to the building by the tenant. This report can include a budget costing for the necessary works if required.
